 My Experience:

I have 40 years experience in Real Estate. My experience is varied I started my career  with Fleet Financial as a asset management and liquidation specialist for the first 10 years. Later I began to work on my own in the field. 21 years ago I came to Florida and have  in current market area since. During my career I have handled properties in excess of $5,000,000.00 per deal.

Because we research the market and pick and choose investments for our clients based on the clients exit strategy. We know when we put a client in a property we can get him out quickly and with a profit.

 

 

Outlook on the REO Market:  

I think that the prices have just about bottomed. Once they are down to half the cost of bricks and mortar plus basic land it’s just about there. This is based on the previous two cashes.  Also in good markets such as Naples you can already see that the market availability has begun to shrink ever so slightly. (reference; News release by NABOR that Jan 2009 a 5% shrinkage against Jan 2008). That’s no reason to raise flags because its only a .004.7% per month absorption and the market is huge but in my experience I see that as the bell weather of the bottom, however we may sit here a while.
